The Hive, Wembley The brief for the office building was to create highly efficient, Grade A office space that would achieve an occupational density of 1:8sqm. The design successfully achieves this with a net:gross efficiency in excess of 85%. Subtle variations in the width of windows give a sense of movement to the elevations, while brick soldier courses add interest. The buildings frame views to world-famous Wembley Stadium, and demanded a high-quality architectural response. High quality materials and crisp detailing ensure the architecture is restrained and timeless.

Albert Works Jaywing’s brief included workspace to accommodate a large design studio and spaces for teams of accountants, data analysts and management. Albert Works efficiently connects these dynamic working groups within a single studio environment with allowance for future flexibility and expansion. The original character of the existing buildings has been sensitively restored using traditional trades and materials. The form of the new exposed steel infill frame creates three bays that are pulled away from the existing buildings to create an integrated perimeter walkway and service zone. Externally, the new build elements are expressed with the use of bronze-finished aluminium cladding. This clearly differentiates the new from the old in a non-pastiche manner, with the metal cladding also providing a nod to the industrial heritage of metal fabrication within the immediate site and wider city of Sheffield.

Lambeth Civic Centre Our plans for this new civic quarter for Lambeth Council and development partner Muse centre around the refurbishment and expansion of the 1908 Grade II listed Lambeth Town Hall, designed by Septimus Warwick and H Austen Hall and the construction of a 11,000sqm BREEAM Excellent Civic Centre, a 200-space cycle hub and 194 new homes, 40% of which are affordable housing. Linked to the newly refurbished Town Hall by a new civic route and interconnecting public realm, the Civic Centre has helped to transform the way Lambeth Council delivers its vital services to the local community. With a large customer service centre on the ground floor, the upper five floors provide highly flexible office space to enable the Council to implement smart working practices and agile working through a variety of different work settings.

Lambeth Town Hall Our approach uncovered and reinstated the architectural character of this Edwardian landmark while transforming it into a vibrant public building fit for the 21st century. The work included the creation of a new central atrium with an ETFE roof, a new public courtyard and Register Office, and refurbishment of the council chamber, public assembly halls and committee rooms. To encourage innovation and entrepreneurial spirit, a new Enterprise Centre provides meeting and office space for local start-ups and small businesses. The project has reduced the Council’s core office buildings from 14 to 2, reducing their carbon footprint by a third and saving taxpayers £4.5m a year.

Premier Inn: Leeds City Centre This 136-bedroom Premier Inn on a city centre site in Leeds is the first building to be delivered as part of the masterplan for the West End of the City, a masterplan which Town Centre Securities has developed with Leeds City Council.
